What It Does
The tank separates solids from liquid. The drainfield does the treatment. Effluent leaves the tank, distributes through the field, and percolates down through unsaturated soil where bacteria break down remaining contaminants before the water reaches groundwater.
That process needs soil that drains at the right rate and enough depth of it — the vertical separation between the drainfield and a limiting condition like bedrock or the seasonal water table.
Virginia’s Regional Constraints
Coastal Plain and Tidewater: water tables. Sandy soils percolate well, which sounds ideal. The constraint is groundwater — a high seasonal water table reduces the usable vertical separation beneath the field, and where that clearance is short a conventional system can’t be permitted.
Piedmont: clay. Clay drains slowly, so effluent backs up rather than percolating. This is the dominant constraint across central Virginia including the Northern Virginia exurbs, and it’s a major reason so many Loudoun and Fauquier properties end up on alternative systems.
Shenandoah Valley and Southwest: karst and bedrock. Limestone karst creates a particular problem — water can move rapidly through fractures and conduits with minimal filtration, reaching groundwater essentially untreated. Shallow bedrock elsewhere in the region leaves too little soil for treatment.

When the Site Won’t Support a Conventional Field
Virginia’s answer is the alternative onsite sewage system under 12VAC5-613 — additional treatment before dispersal, allowing a smaller or shallower soil treatment area to do the job.
The tradeoff is cost, both upfront and ongoing. An AOSS requires a licensed operator visiting on a schedule for the life of the system, and newer ones carry laboratory sampling requirements. See our AOSS guide.
There’s also the engineered route: since 2008, § 32.1-163.5 has allowed licensed professional engineers to design alternative systems that don’t have to comply with the standard prescriptive rules, provided they meet the board’s performance requirements. On a genuinely difficult lot, that can produce a permittable design where nothing else would.

A replacement requires a construction permit, and the evaluation applies current standards. On an older property, a conventional field installed decades ago may not be what gets approved today.
What VDH Charges for Your Permit
Virginia is unusual: septic permits are issued centrally by the Virginia Department of Health against one statewide fee schedule, so unlike most states the answer does not change with your county. These are VDH’s fees only — the installer, the excavation and any private evaluator are separate, and much larger.

Signs Yours Is Struggling
Soggy ground or standing water over the field, sewage odor outdoors, unusually lush grass over the field, and slow drains throughout the house.
Virginia’s complication is weather. Heavy rain and tropical systems saturate soil across the state, and a healthy field can look wet for days afterward. The test is comparison and persistence — is the field area wetter than the rest of the yard, and does it stay wet noticeably longer? Wet ground plus odor isn’t weather.
On the Coastal Plain, seasonal water table rise can produce the same effect in spring. A system that seems fine in October and struggles in April is telling you about vertical separation.
